Offered for the first time in 35 years, this magnificent & wider than normal Victorian terrace presents a rare opportunity for families, downsizers or professionals to secure an exclusive lifestyle in Parkville’s Golden Triangle. Meticulously restored to celebrate its c1880s grandeur and renovated with modern functionality in mind, it showcases a deceptively spacious layout over 2 levels complemented by relaxed indoor-outdoor entertaining, a glorious west aspect and ROW access to off-street parking. Set on the doorstep of the city, it is moments from beautiful Royal Park and the new Parkville Station.
Embracing a stunning heritage streetscape, the elegant façade stands proudly behind lush gardens and a latticework verandah. Graced with soaring ceilings, ornate cornices and polished floorboards, the front of the home has an opulent sitting room (or potential 4th bedroom) with an exquisite marble gas fireplace, plus a king-sized bedroom with a decorative gas fireplace and built-in robes, and sparkling central stone bathroom – all set off the arched hallway.
Taking advantage of the block’s full width, accommodation flows into a generous living zone, which reveals a tranquil side courtyard via French doors. Crafted for cooking enthusiasts is a huge skylit Caesarstone kitchen with a Smeg oven, gas cooktop and microwave, plus a Bosch dishwasher, Liebherr fridge and bespoke cabinetry. Bi-fold glass doors connect the adjacent dining area to a private sunny courtyard with a retractable awning and idyllic gardens, abundant with fruit trees.
Illuminated by stained glass, stairs lead to an enormous master bedroom with expansive built-in robes, a large additional bedroom with built-in robes, and stylish second bathroom with a spa bath, shower and separate w/c.
Features include gas ducted heating, split system a/c, double glazed windows, attic storage, under-floor storage (including a wine cellar), gas to the courtyard, garden irrigation and a single garage with a workshop and easy remote-control access from the lane. This home is also placed walking distance to Royal Park’s tennis and golf clubs, Melbourne Zoo, city trams, Lygon Street cafes, Melbourne University and the hospital precinct, and zoned to University High School.
Owners Notes
What we love about this home:
Our house has been a delight to live in over the last 35 years and we have also enjoyed the convenience and amenity of South Parkville. Our two kids were born and raised in this house and thrived among the family orientated community in this area. They progressed through the local primary school as well as University High.
We love the close and accessible amenities in this area from walks, golf and tennis in Royal Park as well as the Zoo and the nearby children’s playground. We regularly enjoy the pool and sport centre of The University of Melbourne and frequently walk through to the shops, cinema and cafes of Lygon St. Our house is on the doorstep of the city which we can easily access via several nearby tramlines. The new Parkville Station will provide additional convenience.
We had our house restored and renovated with love and attention to detail. As the original house dates from the 1880’s we ensured preservation of the heritage items while transforming our house into a beautiful and functional home.
From the traditional terrace front and magnificent garden our house commences with two generous rooms, one an opulent study with original marble fireplace and the other a large bedroom, with built-in robes, a fireplace and nearby full bathroom. The ground floor flows past the central staircase to a light, spacious and airy open plan lounge, kitchen and dining. The design of our kitchen facilitates easy entertaining from small to larger numbers where we open the back doors – we even hosted 30 for a sit-down Christmas lunch. We enjoy the brick-paved backyard, veranda with retractable blind, BBQ connected to the gas main and magnificent garden with lemon and lime trees. A key feature of our house is our garage with easy access from the rear lane. Beside a workshop area, the garage also houses the ample laundry. Several years ago, we obtained a permit (now lapsed) for a studio over the garage. The upstairs provides two bedrooms (one being particularly large), both with built-in robes and full bathroom with opulent spa bath and a separate toilet. We enjoy our wine cellar, built enclosed by the bluestone footings, as well as the convenience of attic and additional under floor storage.
We will be sad to leave as it’s a wonderful house and location. We enjoy living here however we have a property on the Bellarine Peninsula and now spend considerable time there. We have decided to focus on the one property, not two. Our hope is our house will be enjoyed by new owners who appreciate the heritage features, the generous size of the rooms and the overall flow and functionality of our well-built and maintained house.
