The Garden House’: An international address with spectacular views across Carlton Gardens
Beyond the elegant foyer on the whisper-quiet first level, it reveals a free-flowing layout with high ceilings, curved lines, mirrored walls and lavish limestone finishes. Tailored to relax or entertain, a superb sun-filled living and dining area is set by a vast wall of glass perfectly framing the resplendent outlook. Here, a huge door leads to a generous covered terrace framed by a glorious crepe myrtle and the historic garden surrounds. This wonderfully private alfresco zone is also a great vantage point for people watching.
A state-of-the-art limestone kitchen has been custom-fitted with Gaggenau fixtures (oven, microwave, gas cooktop, dishwasher), Qasair rangehoods, bespoke cabinetry and a breakfast bench. Nearby is an integrated cocktail bar and dedicated work station. Accommodation showcases two king sized bedrooms with expansive built-in robes and access to a tranquil undercover terrace – the master captures the magnificent outlook via floor-to-ceiling windows and boasts a lavish twin ensuite with a freestanding bath, shower and separate W/C. Additionally, there is a second bathroom & laundry.
Extra features include ducted heating/cooling, video intercom, heated towel rails, double glazing, two car spaces in the basement carpark and a storage cage within a secure room. This tightly held boutique development occupies a blue ribbon Carlton address that is within easy walking distance of the CBD (with electric buses at the door), cosmopolitan Lygon Street, Queen Victoria Market, major hospitals and a plethora of cafes & restaurants.
A quality inner city sanctuary with a wonderful lifestyle location to match!
Owners Notes
What I love about this home:
Welcome to my cherished home at Garden House — a place I’ve been proud
to call home for the past fourteen years. From the moment I first stepped
inside, I was captivated by the sweeping view across Carlton Gardens to the
Royal Exhibition Building. It reminded me of Paris — a sentiment often
echoed by friends who visit.
But what has truly made this apartment special isn’t just the outlook — it’s
the feeling. Garden House has always been more than a building; it’s a
community. It’s beautifully maintained, wonderfully secure, and quietly
friendly. Our caretaker, Cristina, takes great pride in keeping the spaces
immaculate, and each year the Crepe Myrtle outside my terrace bursts into
delicate white bloom, a small joy that still makes me pause.
Inside, the apartment’s design has stood the test of time. The finishes that
drew me in more than a decade ago remain elegant and refined. The layout
flows effortlessly, and there’s a sense of calm that greets you the moment
you walk through the door. I’ve always loved the thoughtful details — the two
secure underground carparks beside the lift, the morning light that fills the
rooms, and the main bedroom’s magical view at night, where the gardens
seem to shimmer under the city glow.
Life here has been both effortless and full. I walk to Lygon Street most
mornings for coffee, and my grandchildren and I often enjoy pizza nights just
around the corner. The MCG, Queen Victoria Market, Melbourne Museum,
and the National Gallery are all within easy reach — each part of a rhythm
that makes living here feel so deeply connected to Melbourne itself.
Although it was my intention to stay forever, a new chapter now awaits me in
another beautiful Woods Bagot residence. Leaving Garden House is
bittersweet, but it remains a place that has given me great joy, calm, and
connection. I hope whoever lives here next feels the same quiet pride and
happiness that I’ve been lucky enough to enjoy every day.
