Owners Notes
This home has been an absolute delight to live in. The north-facing aspect captures the winter sun beautifully, and the magnetite secondary glazing provides excellent insulation while blocking out traffic noise. In summer, the retractable sun blind on the terrace helps keep the living area cool without sacrificing natural light. This year-round comfort means I’ve rarely needed to use either the heating or air conditioning.
The clever multi-level design makes the most of the expansive outlook from the top floor living space, while keeping the bedrooms secluded and quiet. The first floor is spacious enough to serve as both a second living area and a home office, providing space for couples to pursue separate activities. The downstairs bedroom, with its own ensuite and private feel, has played host to numerous family and friends, and has also worked well as a short-stay rental, generating a handy supplementary income stream. The proximity to Lygon Street and ease of travel to both the airport and city definitely makes this a popular location for visitors!
Entertaining is easy here too - the oversized balcony, well-appointed kitchen and flexible dining space have set the scene for some ripper barbecues. The home is also strong on storage: between the generous kitchen and bathroom cupboards, hideaway laundry, enormous wardrobe and garage shelving, there’s a place for everything from kitchen gadgets to camping gear.
One of the best things about this place is the location. There’s an amazing restaurant, cafe and bar scene almost literally on the doorstep! This stretch of Lygon has arguably become the best part of the street, with new favourites such as Yakamoz, Eat Pierogi, Bird and 3 Sisters Eatery joining established names such as 400 Gradi, Bar Idda, Kumo and many others. For shopping, I can either pop around the corner to Babbage Organic Grocer, or walk to East Brunswick Village or Barkly Square. The number 1 and 6 tram stop is under a minute away - perfect for the times when I don’t feel like cycling down to Cinema Nova or the city - and it’s a ten minute walk to the 96 tram on Nicholson Street. And having a lock up garage means no worries about security or getting a park during busy times.
